    What are your hours of operation?

    Property management is a time-consuming job, and one that does not take breaks for weekends and holidays. If a tenants ceiling is leaking significantly at 2:00 am on a Saturday night, we must ensure we can deal with this issue.

    How do you screen tenants?

    We screen to qualify the tenants by verifying their income, employment, reference, and checks

    Can I get out of my contract?

    We are not in the business of binding our clients to a contract that they are not wishing to be in. If you want out of your contract, we will ensure you are out with 60 days written notice.

    How much can my house be rented for?

    Our Licensed Property Manager will provide you with an estimate after viewing your property

    How do you market and advertise our investment property?

    Renting a property is not a lot different than trying to sell a property. We hire a professional photographer to take very high-quality pictures and advertise the property on heavy traffic websites such as rentfaster.ca, Facebook marketplace and other social media websites.

    How long does it take to rent my property?

    How long it will take to rent your property is influenced by some factors such as; the state of current economic climate of the rental market in the area, the state of the house, if the house is competitively priced, if pets are allowed etc. It might take most houses about Five – Six weeks.

    We are licensed as Property Manager and Realtor with the Real Estate Council of Alberta. Our CEO’s personal knowledge of the local Real Estate, Property Management and Condo management markets, combined with over 20 years of Customer Service, Sales and Marketing has provided her with valuable knowledge and skills she uses daily in her transactions. In addition, our Brokerage is DGEES Realty and Property Management Inc. which is an independently owned and operated business with liability insurance and adheres to the Landlord and Tenancy Act.

    How do I communicate with you?

    My Property is already rented; can I still hire a Property Manager?

    There are many benefits to hiring a Property Manager if your property is already rented such as inspections, collection of rents, repairs and maintenance, lease renewals and termination, tenant education. So the answer is Yes.

    How do you collect rent from the renters each month?

    We expect preauthorized debit or post-dated checks from all of our tenants. These cheques are deposited on the first of each month. After the checks have cleared the account (typically on the 5th day of the month) we transfer the rent to each unit owner minus the percentage owed for our services from the 10th of every month via direct payment into owner’s account.
